3. Housing & Anti-Discrimination Disclosure
New York law requires that the New York State Housing and Anti-Discrimination Disclosure Form be provided to every prospective purchaser, tenant, seller, or landlord upon first substantive contact. A copy is provided directly during the course of representation and is available on request.
4. Market Analytics & Valuation
This practice employs proprietary analytical models, geospatial analysis, comparative market analyses, and automated valuation methods to inform advisory work. Any market analysis, valuation, score, projection, or report produced through these methods represents a data-driven professional opinion intended for informational and research purposes.
Such outputs are not statutory or certified appraisals, structural or engineering assessments, legal or tax advice, or guarantees of value, marketability, or future asset performance. A formal appraisal may be obtained only from a New York State–licensed or certified appraiser. Real estate values are influenced by localized, non-linear factors — including housing-stock composition, neighborhood variance, and tax reassessment — and all figures should be independently verified before any financial decision.
5. Data Sources & Reliability
Analyses may incorporate data from public records, multiple listing services, and licensed third-party market-analytics providers, in addition to proprietary models. Such data is deemed reliable but is not guaranteed and is subject to errors, omissions, revisions, and changes without notice. Third-party data is used in accordance with the applicable providers' terms of use and remains the property of those providers.
6. Wire Fraud & Cybersecurity
Symphony Real Estate and Patrick O'Ceallaigh will never send wiring instructions, banking details, or requests to transfer funds by email. Email is not a secure channel and may be subject to interception or fraud. Before transferring any funds, independently verify all routing and account instructions by telephone using a known, trusted number — never a number supplied only in an email. Report suspected fraud to your bank and to the brokerage immediately.
